You can contact us any time to schedule a free consultation about selling your home. During our meeting, we'll gather learn about your individual selling needs and requirements: Why are you selling? What is your time frame? What is your desired selling price?

Market Research and Analysis

To help you prepare for selling your home we'll perform a Comparative Market Analysis (CMA) to see what other similar homes in your neighborhood are selling for. The CMA is a useful tool to help determine the ‘Market Value' of your home. The CMA will reflect current market conditions in your area of homes for sale, under contract and recently sold.

We'll also conduct a market trends analysis using research tools we have access to. The detailed market data helps us to better understand the market and enables us to provide you with expert advice on selling your home.

 

Home Sales Strategy and Pricing

We will review the market analysis and CMA together with you in detail and provide you with our best estimate of the True Market value of your home. This information will help you arrive at a competitive list price for your home based on what you can expect it to sell for in the current market. We will also inspect your home with you and make recommendations on how to make it more appealing to buyers.
 

Listing Agreement

A listing agreement is a contract between the seller and the listing broker that specifies the terms and conditions of listing the home for sale. During our meeting we'll arrive at mutually agreeable terms which will guide each of us during the selling process. The primary issues we'll agree on together include the length of the listing period, the desired selling price, and the amount of commission to be paid.

Marketing Plan

We are experts at marketing homes. We understand what buyers are looking for and we can help you stage your home for maximum buyer impact. Our foremost marketing goal is to get your home in front of as many prospective buyers as possible.

We'll put together a detailed plan to use a variety of high impact electronic and print media. Our professional marketing and promotion services will include regular updates on showings and may also include information on any new sales of other homes in your area.

 

Showing Your Home

We'll place a professional ‘Your Castle' Real Estate For Sale sign in front of your home along with a brochure box full of color brochures. We also prepare ‘Special Feature' cards to place at strategic locations inside your home that will communicate your homes unique features and benefits to prospective buyers during showings.

Your home will be listed on the Denver Metro Multiple Listing Service (MLS) along with color photographs and a detailed description to inform other real estate agents about the selling information about your home and to assist them with scheduling showings.

We may conduct an occational Open House to show your home to a larger number of people within a short amount of time. Our goal is to make your home show its very best each time it is shown to a prospective buyer.

 

Buyer and Buyer Agent Feedback

We employ a variety of innovative techniques to gather feedback from potential buyers and buyer agents that tour your home. We'll review the comments with you and address any particular concerns that may come up. We'll also advise you with our professional opinion on what, if any, adjustments may be needed with our marketing, sales and pricing strategies.
 

Property Inspections

After the sales contract is signed by both parties, there are several important inspections that must be performed before the closing. Some of these include a home inspection, radon testing and lender appraisal. In some cases a home energy audit may also be required. We will guide you throughout the process and make sure the paperwork is correctly completed on-time.
 

Title Work

When the inspections are complete to the buyer and lender's satisfaction, the purchase contract and supporting documents will be delivered to the closing title company to begin the title work, order a survey, if needed and begin preparing the final settlement documents.
 

Contract Management and Negotiations

There is considerable paperwork involved with selling your home. Our team will manage the entire paperwork process and conduct negotiations on your behalf on all contractual issues.

When offers are received we'll thoroughly review the details with you in order to take the appropriate actions in a timely manner. Throughout the contract period we'll keep you informed with the intention of guiding you toward a quick and painless closing.

 

Closing: The Final Step to Selling Your Home

On the day of closing, the buyer may conduct a final walk thru of the home. They will verify that any work required from the inspections has been performed and confirm that the home is substantially in the same condition as the day of contract execution. Afterwards, they'll proceed to the closing at the title company.

We will attend the closing with you and check to see that the numbers and the documents are in order. The paperwork will be explained and we'll make sure everything is in order to complete the closing and for you to receive payment for the sale of your home.

 

Periodic Follow-up Afterwards

We'll check in with you periodically to address any questions or concerns that may come up and to inform you of any real estate related news or local information about your community.
